NOTICE OF PUBLIC HEARING BEDFORD COUNTY PLANNING COMMISSION Notice is hereby given that the Bedford County Planning Commission will conduct a public hearing on Tuesday, May 18, 2021, at 7:00 pm for the following application: Rezoning Application RZ21-0001 is a request by Overstreet Enterprises, LLC. to rezone Tax Map # 101-A-15B from R-1 (Low-Density Residential District) to C-2 (General Commercial District) for the purpose of establishing a "Mini-warehouse" use. The 2030 Comprehensive Plan future land use map shows the parcel located in a "Residential" designation. The R-1, Low-Density Residential district is established for areas of the county within the urban service area with existing low-middle density residential development, with an average density of from one (1) to three (3) units per acre, and land which appears appropriate for such development. The R-1 district is intended to provide the highest degree of protection from potentially incompatible uses and residential development of a significantly different density, size, or scale, in order to maintain the health, safety, appearance, and overall quality of life of existing and future neighborhoods. In addition to single-family residences, only uses of a community nature which are generally deemed compatible and permitted in the R-1 district. This would include parks and playgrounds, schools, and other similar neighborhood activities. The purpose of the C-2 district is to provide locations for a variety of commercial and service-related activities within the urban service area serving a community of several neighborhoods or large areas of the county. This district is intended for general application throughout the county. General commercial districts are most appropriately found along major arterial thoroughfares which serve large segments of the county's population. The C-2 district permits a wide variety of retail and service-related uses. Site development regulations are designed to ensure compatibility with adjoining land uses. The property is located on Cottonwood Road, a private street, approximately .1 mile from its intersection with Forest Road (Route 221) and adjoins the City of Lynchburg boundary line. The subject property is 4.00 acres in size and is currently owned by Staton & Sons Auto Service. Voluntary proffers have not been offered by the applicant. The Planning Commission public hearing will be held in the Town of Bedford Municipal Building Council Hall, 215 E. Main Street, Bedford, VA. Copies of the applications are available for public inspection at the Department of Community Development located in the Bedford County Administration Building, 122 E. Main St., Bedford, VA., telephone 540-586-7616. Persons affected may appear and will be provided the opportunity to present their views.
